The owners of this Victorian terrace in Redland approached OADB with a clear brief: open up the ground floor to create a bright, contemporary kitchen-diner without compromising the character of the original property. The existing rear reception room and galley kitchen were dark and disconnected from the garden, a common issue with Bristol's period terraces. Our team worked closely with the clients from the earliest design stages, coordinating planning submissions and structural engineering to ensure the extension integrated seamlessly with the existing building.
OADB managed the full build programme, from excavation and foundations through to plaster finish and external works. The extension features a flat roof with a generous roof lantern that floods the new space with natural light, full-width aluminium bifold doors opening onto the rear garden, and underfloor heating throughout. Structural steelwork was installed to remove the original rear wall entirely, creating an uninterrupted flow between the original hallway and the new living space. All building regulations inspections were coordinated and signed off on programme.
The project was delivered to the agreed fixed price with no variations, completing on programme within eight weeks from commencement on site. The clients were able to move back into a transformed ground floor that honours the proportions and detailing of the original Victorian house while providing the open, light-filled living space they had envisaged from the outset.
