The client approached OADB looking to transform their property with a clear vision and a fixed budget. They wanted a team they could trust to deliver on time, on spec, and without surprises.
The clients at this substantial Clifton property had outgrown their existing layout. The ground floor kitchen was too small for a growing family, and the first floor lacked a proper master bedroom with en-suite facilities. Following a successful planning application, OADB was appointed to deliver a two-storey rear extension that would address both requirements in a single build programme. The project demanded careful structural coordination, as the new first floor extension had to tie into the existing roof line and load down through the ground floor structure below.
The build began with excavation of new foundations designed to carry the two-storey load, followed by reinforced concrete footings and blockwork construction up to DPC level. Structural steelwork was installed at ground floor level to create the open-plan kitchen-diner the clients wanted, with the steel frame also supporting the new first floor structure above. The ground floor extension provided a generous open-plan kitchen and dining area with full-width glazing to the rear garden, while the first floor added a master bedroom, walk-in wardrobe, and a fully plumbed en-suite bathroom. The roof was constructed to match the pitch and materials of the existing house, creating a seamless external appearance.
All work was completed to plaster finish, including first fix electrics and plumbing, insulation to all new walls, floors, and roof sections, and plasterboard and skim to every surface. Building control inspections were scheduled and passed at each stage without issue. The client chose to manage their own interior design and decoration following handover, appointing their own kitchen supplier and decorator. OADB delivered the structural shell on programme and within the agreed contract value, with all scope clearly defined and documented from the outset.
The project was delivered on programme and to the agreed fixed price. The client was delighted with the quality of finish and the professionalism of the OADB team throughout.
