After 15 years in their four-bedroom detached home in Henleaze, the clients wanted to bring the property up to a modern standard without losing the character that had drawn them to it in the first place. The house had seen piecemeal updates over the years but lacked coherence, and the ground floor layout no longer suited the way the family lived. OADB was appointed to deliver a comprehensive renovation that would transform every room while preserving the proportions and details that gave the house its identity.
The centrepiece of the project was the structural removal of a load-bearing wall on the ground floor, supported by a new rolled steel joist, to create an open-plan kitchen, dining, and living space that opens onto the rear garden. OADB installed a new kitchen and utility room, renovated three bathrooms, and carried out a full rewire and replumb throughout the property. A new central heating system was installed with a modern condensing boiler, and every room received fresh plastering and full internal decoration. The works were managed as a single fixed-price contract, giving the clients cost certainty from the outset.
Throughout the project, the clients received weekly written progress updates detailing completed works, upcoming activities, and any decisions required. This structured communication kept the programme on track and ensured there were no surprises. The finished home retains its original charm but now functions as a modern, efficient family property, with quality materials and workmanship that will serve the family well for years to come.
