This three-bedroom Victorian terraced house in Cotham had not been updated in over 30 years. The existing layout was cramped and compartmentalised, the electrics were outdated, and the plumbing was well past its serviceable life. The new owners wanted a comprehensive refurbishment that would bring the property up to modern standards while preserving the period features that give these homes their character. OADB was appointed to manage the entire project, from initial strip-out through to final decoration and handover.
The works began with a complete strip back to bare walls across all three floors. Every room was rewired to current regulations, and the plumbing was replaced throughout, including a new combination boiler and radiator system. Structural alterations on the ground floor removed an internal load-bearing wall to create a generous open-plan kitchen and living area, with new steelwork designed and certified by our appointed structural engineer. The original cornicing, ceiling roses, and fireplaces were carefully retained and restored, giving the finished interior a balance of contemporary function and Victorian elegance.
A new kitchen and family bathroom were installed as part of the agreed scope, along with full plastering, joinery, and decoration to every room. OADB coordinated all trades sequentially to minimise programme delays, and the project was delivered on programme and to the agreed fixed price. The clients moved into a property that felt entirely new while retaining the soul and craftsmanship of the original build.
