The client approached OADB looking to transform their property with a clear vision and a fixed budget. They wanted a team they could trust to deliver on time, on spec, and without surprises.
The client had acquired a plot in Clifton following the demolition of a dilapidated garage block, and held full planning permission for a contemporary four-bedroom detached family home. OADB was appointed as the main contractor and project manager, responsible for delivering the build from groundworks through to handover. Working closely with the client's architect, the team translated the approved drawings into a detailed build programme with clear milestones, trade sequencing, and building control inspection dates mapped from day one.
The build commenced with site clearance and foundation excavation, with footings designed to the structural engineer's specification for the local ground conditions. The structural shell was constructed in blockwork with a cavity wall build-up, insulated to exceed current building regulations thermal performance requirements. The roof structure was a combination of engineered timber trusses and a flat roof section over the rear ground floor, finished with a single-ply membrane and three rooflights. All windows and external doors were aluminium-framed, double-glazed units specified by the architect and installed by OADB once the building was at wall plate level.
OADB delivered the full structural shell, roof, external envelope, and all first fix services to plaster finish within the agreed programme. The client was sufficiently satisfied with the quality and programme discipline that they subsequently appointed OADB for the second fix and internal fit-out under a separate scope change agreement. This included second fix electrics, plumbing, kitchen installation, bathroom fit-out, flooring, and full internal decoration, bringing the property to a turnkey standard ready for occupation.
The project was delivered on programme and to the agreed fixed price. The client was delighted with the quality of finish and the professionalism of the OADB team throughout.
