The client approached OADB looking to transform their property with a clear vision and a fixed budget. They wanted a team they could trust to deliver on time, on spec, and without surprises.
With a growing family and a desire to stay in their Bishopston home, the clients needed a fourth bedroom and an additional bathroom without the cost and upheaval of moving. Their existing loft space was largely unused and offered strong potential for conversion. OADB was brought in to design and deliver a rear dormer loft conversion that would maximise the usable floor area while complementing the existing roofline of their Victorian terrace.
The project included structural steelwork to support the new floor and dormer, construction of a full-width rear dormer, and installation of two Velux rooflights to the front elevation for natural light and ventilation. A new staircase was built from the first-floor landing, and the loft space was fitted out with a generous double bedroom, an en-suite shower room with underfloor heating, and built-in wardrobes. Full insulation was installed to meet current building regulations, and all first and second fix electrical and plumbing services were completed as part of the contract.
The loft conversion was completed within 8 weeks, with minimal disruption to the family living in the floors below. OADB coordinated all trades carefully to keep noise and mess contained, and the existing roof was kept watertight throughout the build. The result is a bright, practical space that has transformed how the family uses their home, adding both living space and long-term value to the property.
